I live in Kansas, and have been renting the same home for about 3 and a half years. I never met the landlord at first, it was all done through the bookkeeper/manager. I will admit I have breached the lease as due to massive health problems lost my job and ran behind on rent. Also though, at the same time I know the house is not up to code, no smoke detectors in the bedrooms, they never did an inventory with me, the manager said she would send someone to inspect the cracking in the walls and to fix the storm windows. None of these got done. I got fed up with asking and fixed the 1/4 inch crack in the kitchen entryway by using large screws and my drill to pull it back to the stud. Also, the stairs on the back exit were teetering on a cinderblock, which I fell from resulting in 6 months of physical therapy. Another issue is due to settling, no doors in the house latch properly, and the backdoor has been cracked all the way through.

Suddenly I receive a letter stating the son and his friends will be coming in constantly to do inspections and maintenance, which in the lease stated I will be doing maintenance such as filters. I have no problem with it, but the son has an issue with me for some reason and all he would tell me as far as when he will come by to inspect is sometime soon, no date or time. I also thought that only the agent and owner could do that, the only names on the lease are the manager and the owner and the manager is the only signature.
I have no intention to sue anyone, as I survived and my insurance covered it. All I am concerned about is my rights, as the Kansas Landlord Tenant Act is intended to protect both the landlord and the tenant. I also am not so concerned about them coming in, but wonder about the breach of the lease. There are certain things I like about living here also, they let me seed the lawn, I can grow my gardens and being in a dead end, usually fairly quiet. Plus most of my neighbors are my friends.

the owner can have anyone he wants come do inspections and repairs on his behalf…it is his building. you should sue about the fall on the stairs! when your lease expires you should move.
